Buy a Home with No Money Down A common misconception is that you need a significant amount of cash to purchase a home.  In some cases that may be true, but for most people buying San Diego Homes getting into a home with very little out of pocket expense is just a matter of selecting the right strategy.  The most common out of pocket costs are the inspection of the home by a professional inspector (generally 300 - 500 dollars), the cost of an appraisal (usually about 400 dollars), and the earnest money deposit required to make an offer on a home (typically 1% of the purchase price) which depending on the terms of the contract can come back to the buyer at close of escrow.

Government Programs There are many First Time Home Buyer Programs in San Diego.  Programs differ depending on the community, but the the most relevant first time home buyer program (to qualify as a first time home buyer you cannot have owned a property in 3 years) at this time is the $8000 dollar tax credit being offered by the Federal Government to First Time Home Buyers in San Diego as part of the economic stimulus package . This federally funded program gives first time home buyers a tax credit of $8000 dollars with no repayment of the tax credit as long as you live in the house for three years.
